We stayed here on a monthly rate using 50 amp. Rate was $497/mo and it included unmetered electricity. This is a membership private park. They do have a public area that non members can use; however, reservations can not be made for these—it's first come. The park is clean, well maintained. Very scenic with the rivers running around it. Park staff leaves much to be desired. I would have given this park a higher rating had their staff actually enforced their rules and respected their paying guests. On 10/10/09 the park rented out a building in the park by the public campsites to a party with a very loud DJ. The booming base of the music literally vibrated the camper. Sheriff on hand at the party measured the decibels at 82 but couldn't shut it down unless it was over 85. So management would have to do something, which they didn't. Quiet time for the park is 10pm. They allowed the party and vibrating base to continue until 1 am, expecting their paying RVers to tolerate such a nuisance until that late in the night. Many of our neighbors were equally annoyed. I wouldn't suggest ever paying to become a member of Ocean Canyon Properties when you will be asked to tolerate such special events. And if you are not a member and are thinking of staying nightly, I would avoid the park on Saturday nights when they seem to book parties.

Website said "expect to be impressed", however we were sadly disappointed. The park's not bad looking for west Texas. But depending on what site they put you in, you might have some trees and you might not. They have an indoor pool along with cable and WIFI that worked well (however only 8 minutes are Free then you have to pay). The first site they gave us was in a nice location and amply wide. However after getting everything all set up, we realized the breaker kept blowing for the AC. After working with this for several hours in the 100 degree heat, we determined the camper wasn't getting enough power from the park. We were in a 30 amp site, so the park kindly moved us to a 50 amp site. But we were told to not get to attached to this site, as it was temporary until another monthly site would come available. This site worked the first night, but only by keeping our AC on low. Then the next day, once we got into the heat of the day, the breaker blew again. It wouldn't even work on low. We tested the park power and once again it had dropped below the minimum voltage needed to run the AC. After complaining to the park, they suggested we leave since there was nothing they could to do for us. After first telling us that no one else was having these problem, they eventually told us they had been having problems with the power company not supplying enough power to run all their sites on a full load in the heat of the day. So depending on where you are parked, you might get enough power to run your AC and you might not.

We stayed here on a monthly rate so unsure on their nightly rate. Their monthly sites were booked so they placed us in their Rally area. We paid $375 and that included our electricity. We stayed for a month, but had planned on staying longer until we were disappointed with how they handled loud and disruptive guests. They allow tent campers to camp in the RV area of the park, instead of in the tent area. They were in the site next to us and heard voices all night since they have no rig to go inside. Their actual long-term monthly sites are nice and wide in the back of the park. But the Rally area sites are very narrow, and they pack them in like sardines. You have barely enough room to open your awning much less an enjoyable patio area. We could never get their Wi-Fi to work at our site, we had to use it at the pool area to get signal. The pros about the park are their pools are fun and clean and we loved all the activites they had each weekend. The fishing pond was neat too.

The park was small and near the highway, so you hear highway noise, but it's still an acceptable place to stay for a weekend (I've seen worse!). Their power and cable work well so we were happy. The scenery at the park, on the other hand, left much to be desired. But we traveled around to make up for it. The park hosts were very friendly and welcoming. Pool was small but and not open when we visited in May. They have a nice patio with rocking chairs and swings around their club house.

We loved this park. Sites were plenty wide, and concrete. It was very clean and staff were very friendly in helping find things to do in the area. Had a picnic table at site which was clean and in good shape. Wonderful views with the lake all around you. Sunsets were beautiful—know why their name is Sunset Point. Quick and easy to get into town for activities or shopping. When we visited the lake was down so you couldn't use their boat dock.
